Hey folks, Barry here from BK Inspections in South Central Kentucky. Today’s tip is about a small but mighty device that could save your home from disaster: the T & P valve, short for Temperature and Pressure Relief valve.
🛠️ What Is a TPR Valve?
The T&P valve, sometimes called a TPR valve, is a safety feature located near the top of your water heater. Its job? To release water if the temperature or pressure inside the tank gets dangerously high. Without it, your water heater could literally explode—turning into a high-pressure missile that can shoot through your roof.
🔍 Why TPR Valves Matter for Home Safety
If your water heater is missing a TPR valve—or if the valve is capped off, stuck, or faulty—you’re at risk for catastrophic failure. It’s rare, but when it happens, it’s devastating. That’s why home inspectors, plumbers, and safety experts always check this valve during inspections.
âś… How to Test Your TPR Valve (Safely)
Wondering how to test your TPR valve without turning your basement into a splash zone? Here’s how:
- Check the valve is cool enough to touch—be careful not to burn yourself.
- Check the drain pipe to make sure water won’t flood your floor.
- Gently lift the valve’s lever. You should hear water flow.
- Release the lever. It should snap shut and stop dripping.
If the valve sticks, drips, or doesn’t release water, it’s time to replace it. Most homeowners can do this themselves for around $20—a small price for peace of mind.
🚰 TPR Drain Pipe Requirements (Don’t Skip These!)
Improper drain pipe installation is one of the most common issues I see during inspections. Here’s what the TPR discharge pipe must follow:
- Never use PVC. Acceptable materials: CPVC, PEX, copper, or galvanized steel.
- Minimum ¾ inch diameter—same as the valve outlet.
- No dips, traps, or uphill runs. Gravity must do the work.
- Terminate visibly—to a floor drain, indirect waste, or outdoors.
Never drain into a sink, sewer line, or hidden location. You need to see if water is discharging. That’s your warning sign that something’s wrong.
🧠Final Thought from BK
Your TPR valve might never activate—and hopefully it won’t. But if it does, it’s your last line of defense against a dangerous pressure buildup. So treat it with respect, test it occasionally, and make sure it’s installed and functioning correctly.
